Rent scaling is used, when the rent amount in the beginning of the lease agreement differs from the regular rent.
Browse the Add menu and select the rental area for which you want to allocate the scaling.
You may also choose Entire agreement (net rent), when the scaling will be allocated for the entire agreement.
Add the end date and scaling percentage for the rent scaling.
In this example, the tenant only pays half of the rent for the rental area for the first three months of the agreement.
Rent will be charged in full also for the first month, even if the agreement is not valid for the whole month.
If the agreement comes into force in the middle of the month and you want to invoice half of the monthly rent, for example, apply rent scaling.
With the Create invoice function, you can create a credit note for agreements that end in the middle of the month
Vuokran porrastusta käytetään kun vuokran suuruus vuokrasopimuksen alkaessa poikkeaa normaalista vuokrasta.
Valitse Lisää –valikosta vuokra-alue jolle porrastus halutaan kohdistaa.
Valittavana on myös Koko sopimus (pääomavuokra), jolloin porrastus kohdistuu koko sopimukselle.
Lisää vuokran porrastuksen päättymispäivämäärä sekä porrastusprosentti.
Tässä esimerkissä vuokralainen maksaa puolet vuokra-alueen vuokrasta sopimuksen ensimmäisen kolmen kuukauden ajan.
Vuokra laskutetaan mikäli sopimus on voimassa yhdenkin päivän kuukaudesta.
Mikäli sopimus alkaa kesken kuukautta ja halutaan laskuttaa esim. ½ kk vuokra, tulee käyttää vuokran porrastusta.
