You can create an agreement with the Optimaze software from various views. This section describes, how lease agreements are created from each of these views. For more detailed instructions on how to export lease agreement information to Optimaze, see the section Filling out the lease agreement form form.
Creating a lease agreement using Agreement management
From the main menu, select Inrent or Outrent and then Agreement management.
Then, from the tree-like list, select either the tenant or the lessor for whom you wish to create the lease agreement. Then, click Create draft agreement on the right of the workspace.
The software asks you to confirm, which agreement template you wish to use for the new agreement. Once you have selected the correct agreement template, the lease agreement form appears in the workspace. Here, you can fill out the information according to the instructions given in section Filling out the lease agreement form.
Most of the data is filled out automatically based on previously entered information (e.g. contact information for the lessor and tenant).
Creating an agreement using Rental area management
From the main menu, select Inrent and Rental area management.
From the tree-like list, select the rental area, for which you wish to create an inrent agreement. Then, click Create draft agreement on the right of the workspace.
The agreement can be made via the summary page of normal rental area, car park or land area.
Select the agreement template you wish to use for the new agreement. The lease agreement form for the facility appears in the workspace. Here, you can fill out the information for the agreement. For instructions on filling out the lease agreement form, see the section Filling out the lease agreement form.
The information on the selected rental area is filled out automatically, based on previously entered information.
Creating a lease agreement based on an offer
You can create an outrent draft agreement based on an existing offer.
Please note that the offer must be valid when creating the agreement, so that the required button is visible in the offer form. If this option is used, the information on the filled out offer form are transferred by default to the draft agreement template.

Find the created offer either by using the Search function or via the outrent management under the customer or the building summary. Open the offer summary and click Create draft agreement on the right.
The rental agreement form will open up in the workspace, with the rent items filled out based on the rental area selected in the offer. The information is filled out in the lease agreement according to the instructions given in section Filling out the lease agreement form.
Creating a lease agreement using the floor plan
You can create the lease agreement in the floor plan by using the rental area modification view. Instructions on various functions of the floor plan browser can be found under the Menu header on the upper right corner.

Vuokrasopimuksen tekeminen Optimaze ohjelmalla on mahdollista monesta eri näkymästä tässä ohjeen kohdassa neuvotaan miten vuokrasopimuksen tekeminen tapahtuu kustankin näkymästä. Ohjeen kohdassa Vuokrasopimuslomakkeen täyttäminen annetaan yksityiskohtaiset ohjeet siihen, miten vuokrasopimuksen tiedot tuodaan Optimazeen.
Vuokrasopimuksen tekeminen sopimusten hallinnan kautta
Valitse päävalikosta Sisään- tai ulosvuokraus ja Sopimusten hallinta.
Sen jälkeen valitse puusta vuokralainen tai vuokranantaja, jolle haluat vuokrasopimuksen tehdä ja lopuksi työikkunan oikeasta reunasta Luo luonnossopipmus -painikkeella.
Ohjelma kysyy, mitä sopimuspohjaa haluat luotavassa sopimuksessa käyttää. Kun olet valinnut käytettävän sopimuspohjan,
työikkunaan avautuu vuokrasopimuslomake, johon sopimuksen tiedot täytetään ohjeen Vuokrasopimuslomakkeen täyttäminen mukaisesti.
Monet tiedoista täyttyvät automaattisesti tehtyjen valintojen perusteella esimerkiksi vuokranantajan tai vuokralaisen yhteystiedot
Vuokrasopimuksen tekeminen vuokra-alueiden hallinnan kautta
Valitse päävalikosta Sisäänvuokraus ja Vuokra-alueiden hallinta.
Valitse puusta vuokra-alue, josta haluat tehdä sisäänvuokrasopimuksen ja sen jälkeen työikkunan oikeasta reunasta Luo luonnossopimus -painike.
Sopimus voidaan tehdä normaalin vuokra-alueen, pysäköintialueen tai maa-alueen koontilomakkeen sivulta.
Valitse sopimuspohja, jota haluat käyttää luotavassa sopimuksessa. Työikkunaan avautuu toimitilan vuokrasopimuslomake, johon sopimuksen tiedot täytetään. Ohje vuokrasopimuslomakkeen täyttämisestä löytyy Sopimuslomakkeen täyttäminen kohdasta.
Valitun vuokra-alueen tiedot päivittyvät lomakkeelle automaattisesti siihen liitettyjen tietojen osalta.
Vuokrasopimuksen tekeminen tarjouksen perusteella
Voit luoda ulosvuokraluonnossopimuksen jo tehdyn tarjouksen pohjalta.
Huomioithan, että tarjouksen tulee olla voimassa luontiajankohtana, jotta tarjouksella kyseinen painike on näkyvissä. Tällöin tarjouslomakkeelle täytetyt tiedot siirtyvät oletuksena myös luonnossopimuspohjaan.
Tarjouksen tekeminen - ulosvuokraus kohdassa löydät ohjeistuksen tarjouksen tekemiseen.
Hae luotu tarjous joko haulla tai ulosvuokrauksen hallinnasta ko. asiakkaan kohdalta tai rakennuksen koontilomakkeelta. Avaa tarjouksen koontilomake ja valitse oikeasta reunasta Luo luonnossopimus-painike.
Työikkunaan avautuu vuokrasopimuslomake, johon vuokrakohteet on täytetty tarjouksen vuokra-aluevalintojen perusteella. Vuokrasopimuksen tiedot täydennetään Sopimuslomakkeen täyttäminen kohdan ohjeistuksen mukaisesti.
Vuokrasopimuksen tekeminen pohjakuvassa
Pohjakuvassa vuokrasopimuksen pääset tekemään Vuokra-alueiden muokkauksen kautta. Pohjakuvan oikeassa yläkulmassa olevan Valikko-otsikon takaa löytyy tarkempi ohje pohjakuvaselaimen toiminnoille.
